The Issue:
A proposed residential developments at 530 Brisebois Crescent and 265 Centrum Boulevard raised concerns about the adequacy of on-site parking and the potential impacts on nearby businesses. Local business owners were concerned that insufficient parking could result in increased use of private commercial lots and surrounding streets, creating challenges related to customer access, parking enforcement, and operational costs.

Our Role:
Advocacy and stakeholder engagement: representing the interests of local businesses through the City’s public consultation process, meetings with the developer, and discussions with the local councillor. The BIA raised awareness of potential parking impacts, communicated business concerns, and worked to ensure the long-term needs of the commercial district were considered as part of the planning process.

The Outcome:
The developer acknowledged the concerns raised by the BIA and committed to reassessing the project’s parking strategy following Phase 1. Discussions also identified the potential for additional land to be considered for future parking solutions as the development progresses.

The Impact:
Business concerns were brought forward early in the planning process, helping to ensure that growth is balanced with the operational needs of existing businesses. The project demonstrates the BIA’s role as a proactive advocate, working to support responsible development while protecting the accessibility, vitality, and long-term success of the Heart of Orléans business community.
